Who it's for
For residents' management companies (RMCs)
We're starting with right to manage companies; residents' management companies follow. Join the founding members and tell us about your block.
Two kinds of “management company”
It can mean your residents' management company (the company that's responsible) or a managing agent (a business you can hire). RunYourBlock is for the first: it helps your company run the building itself, or work alongside an agent you choose.
Where you are
Your situation
- The RMC is a party to the leases, with the management obligations they give it.
- The freehold may belong to someone else, who can keep some rights under the leases.
- Flat owners are usually members of the RMC, and some become its directors.
What the job involves
What the law and the leases ask of you
Manage what the leases give you
Repairs, services, insurance and the service charge, as the leases set out the RMC's part.
Follow the service-charge rules
Budgets, proper demands, reasonable costs and Section 20 consultation for works costing any one leaseholder more than £250.
Take over from the developer or agent
Get the records, contracts, accounts and safety documents, and tell every leaseholder where to pay.
Run the company
Directors, members, meetings and Companies House filings, kept up to date.
