Who it's for
For freehold and share-of-freehold companies
When leaseholders own the freehold together, their company is the landlord, with every duty that comes with it: lawful service charges, consultation, insurance, safety, and enforcing the leases between neighbours. RunYourBlock is being built to make those duties clear and the records fair to everyone.
We're starting with right to manage companies; freehold companies come next. Join the founding members and tell us about your block.
Where you are
Your situation
- The company owns the building and grants, extends and enforces the leases.
- Most leaseholders are also members (often shareholders) of the company: a share of freehold.
- The landlord's obligations in the leases, from repairs to insurance, are now the company's.
What the job involves
What the law and the leases ask of you
In outline, for blocks in England and Wales. Our guides go into each one, with the law they come from.
Do what the leases promise
Repair, insure and provide the services the leases require, and recover the cost through the service charge as the leases allow.
Follow the service-charge rules
Reasonable costs, proper demands with the landlord's name and address, and Section 20 consultation for works costing any one leaseholder more than £250.
Handle leaseholders' requests
Consents under the leases, information requests and notices, answered properly and on time.
Run the company
Companies House filings, accounts, members' meetings and the company's registers.
